Kauai Beach Villas

Although the beachfront property the resort is located on is gorgeous, I was shocked to see the state of the “villas” on this property. Upon checking into my room, I was horrified to find extremely old and outdated furniture; old, stained carpeting- and a mildew smell in the bedroom. There were wood planks that shuttered half the windows, and they were mildew-y and coming apart; they didn’t shut all the way. The light and sink fixtures were ancient (the hot fixture didn’t work), and the moulding and baseboards were chipped and coming apart. The TV in the bedroom didn’t work either, and the closet in the bedroom kept getting stuck. And on top of all this- all of the vents in the “villa” were FILTHY, like they hadn’t been cleaned in years. And upon further investigation walking around the property, TWO of the buildings were fenced off to the public, with signs saying DANGER and DO NOT ENTER- they were in complete ruin!! After two nights, I no longer felt comfortable staying there and moved to a different property. PLEASE do yourself a favor and RUN from this property. Do NOT book here, it nearly ruined my vacation.

It's hard to list all of the issues we had with this property. The first thing I noticed when arriving was our lagoon view room was of a view of a brown lagoon. Gross. Then when approaching the buildings, I saw that all of the concrete patios were withering away and had exposed rebar. Not good. Got in the room to see that the permanent AC systems had broken down so we had 3 large extremely noisy portable AC units instead, the installation of which was very amateurish and ugly. Then noticed the mildew smell throughout, especially in the bathrooms where the exhaust fans are all broken. All bathroom fixtures have corrosion and the shower valve handles are growing mildew. Screen door to the main lanai broken and extremely difficult to operate. Carpet extremely out-dated and gross. Built-in cabinetry extremely dated. Garbage disposal was stuck. Dishwasher starts but doesn't actually do anything. Coffee maker was leaking on the countertop instead of making coffee. Toilets are extremely dated and barely function - must hold down handle 20+ seconds to get bowl to clear. Furniture extremely dated with broken & partially functioning drawers. Room phone was also broken. Fan in main bedroom was extremely noisy and made a clicking sound all night long. Rust behind bathroom mirrors. Broken doors to laundry closet. And then there are the condemned buildings. Two of the 8 buildings in the complex, buildings G and H, have landscaping fence around them and signs posed that the buildings are not intended for occupancy. However, the parking lots around them always have cars and at night you can see people inside the units. And the furnishing inside looks like private residence stuff, not timeshare. It's quite a strange situation.

The staff here are wonderful. They are all very friendly and answered my emails and questions promptly. The grounds are very nice and good amenities since you get access to all Outrigger amenities except the fitness center. There are 3 pools which is great because the beach is not meant for swimming. My only complaint is the units need some updating. Very old dishwashers, mirrors and carpets look like they all need replacing and AC in units is hit and or miss. Some worked great while others did not cool down the rooms properly. Overall lovely experience though!
