Excellent location. Very convenient. Close to Waverley station, Holyrood Palace—you can easily walk to the Royal Mile, roughly 5 minute walk and a Tesco right around the corner. -The room included a washer-dryer, a microwave, a dishwasher. Negatives: We we first arrived for check-in, we were about 15-20 minutes early as check-in begins 3pm UK time, they told us we could not check in because the room wasn’t ready yet. Which would have been understandable expect for when we got to our room later on, the sheets were gross and stained almost like a pee stain, we asked for new bedding and they only replaced the sheets. When you book a double bed it is two singles but together with a VERY prominent crack in the middle, making it’s consistently uncomfortable. We stayed for 6 nights and no routine check-in’s of the room for toilet paper, clean towels etc. The heater’s air filter also said critically dirty, making the air quality of the room very uncomfortable. £50 held on our card during check-in, to be released at check-out for unclear reasoning. If you are just looking for somewhere based on accessibility and location I say go for it but if you’re looking for a place actually worth the money, cleanliness and experience STAY CLEAR.

We booked on Booking from 2 to 5 January 2026, we were rented room 508, a total nightmare, we entered and the room was zero degrees, we turned on the heating and it didn't work, we asked to change rooms but were told they couldn't, they solved it with an electric heater that didn't heat much at all, they said they would do a check, the next day excursion to Loch Ness, winter cold we returned to the hotel intelligently with the heater turned off, we caught a cold, we turned it on and slowly it heated up a little, the next morning while making coffee short circuit with the flame, all appliances turned off, in the end they changed our room, nightmare holiday
