UNACCEPTABLE: Fraudulent "Bait and Switch" scheme – Safety risk for families I booked a stay at Palazzo Manfredi for my elderly father, my two minor children, and myself. Upon arrival at the hotel (Via Labicana, 125), we were processed for check-in and our credit card was taken for guarantee. Only then were we told that we would be moved to a residential building 500 meters away. The provided accommodation was unsanitary, unsafe, and completely unacceptable for a 5-star standard, let alone for a family with children and a senior. It was a clear 'bait and switch' fraud. We felt deceived and unsafe, and were forced to find another hotel on our own at night to ensure our physical integrity. This is not just poor service; it is an illegal commercial practice. Travelers, be careful: they sell luxury but may dump you in a dangerous residential flat without prior notice. I am filing official complaints with the Small Luxury Hotels of the World (SLH) and the Italian authorities. 11/01/2026

Great suite and location, but poor service and unresolved refund I stayed at Hotel Palazzo Manfredi and while the location and my suite were excellent (one of the nicest suites in the hotel), the overall experience was disappointing. Breakfast was consistently poor — items frequently ran out, were not replenished, and service was slow and inattentive. This is not acceptable for a hotel in this price category. More concerning was the handling of a €90 food & beverage credit. After multiple follow-ups over several weeks, the hotel still failed to issue a simple refund. What should have been a straightforward correction turned into repeated requests, delays, and no clear resolution. Beautiful property, but the service, breakfast, and billing practices do not match the standards of a luxury hotel.
