Excellent location. Close to the Vatican and across the river from Central Rome. Had a great stay with clean rooms and excellent service. Highly recommend this apartment hotel.

We stayed 9 nights in this apartment-style property in the Borgo area, near the Vatican and Castel Sant’Angelo. The location is quiet, central, and walkable to major sites. I'd give this a 4.8/5. It was the most expensive splurge of our trip at 190 euros per night. Shortly after arrival, the hotel sent a message asking how everything was going. Since we had concerns, we shared them, and staff responded immediately. We reserved a small apartment for two, requesting a single king bed (not two twins) and a no-pets room due to allergies. The “king” bed was actually two twin mattresses pushed together. One of us inevitably ended up in the gap, and the mattresses lacked support. We slept poorly the first two nights and woke up with aches. After our complaint, the hotel moved us to a large apartment once one became available. The bed there was a true California king, comfortable, though not luxurious, and we slept well. The building is over 100 years old. Even renovated, infrastructure reflects its age. Ventilation is limited, and in the small apartment we had to open windows to reach a comfortable temperature. Unfortunately, this let in restaurant exhaust and cigarette smoke from below, causing sneezing, congestion, and wheezing until we left for sightseeing. The large apartment had better temperature control, and opening windows was less problematic due to distance from the smoke source. It also seems in Italy, parents drop off their kids and go out. In our first room, the kids from across the hall kept ringing our doorbell and running back into the room and screaming in the room and running up and down the hall. Management addressed it right away when we reported it. But then in our second room, once the parents left above us the kids sounded like they had a game of bowling going on above our bedroom. Water was another challenge. Only one complimentary bottle was provided for the entire 9-night stay. Staff suggested using tap water, noting Rome’s water is very good, but we are not comfortable drinking tap water in a foreign country. There were no filtered water stations on the property. Restaurants also serve bottled water for purchase rather than tap. We resolved this by buying a case of bottled water at a nearby grocery store (~€0.50 per bottle) to stock the fridge. Laundry facilities are available but require purchasing soap from a market. This was convenient for us because we were traveling light and we were in the second half of a 3-week trip. The large apartment kitchen was excellent with a full-size fridge and oven, but the shower was EXTREMELY small (~30″×24″) with a corner sliding panel, cramped for two people. The small apartment shower was much larger (~60″×36″)! Breakfast was plentiful and elegant: hot foods such as eggs, beans, and bacon; cold cuts; fresh seasonal fruit plus whole fruit; fresh honeycomb; cereals; and a cappuccino machine. Pastries and breads were occasionally a day or more old. Once some sliced cucumber was rancid, but staff immediately removed the bowl once I informed them. Orange juice was freshly squeezed by the evening staff. Overall, breakfast was high quality and more than just “basic.” TV stations were almost entirely in Italian, with only a couple of English channels. Reception was sometimes poor and pixelated. We ended up streaming English on our phone using our Discovery Plus account. Wi-Fi occasionally dropped, requiring re-login. Overall, once moved to the large apartment, we were comfortable and enjoyed the remainder of our stay. The staff’s quick response to our concerns and professionalism made our stay very enjoyable once settled. The staff were all EXTREMELY nice and professional and accommodating.
