The rooms are in an historical building in the center of the old town of Split. The location is excellent, surrounded by restaurants, bars and historic sites. It is only a few blocks from the city bus stop and the harbor. My room was spotlessly clean, and quite spacious with a large bed and desk. The furniture was simple and there was some wear-and-tear, but everything was clean and functional. It was a very good value for the price. I only communicated with staff via WhatsApp, but they were prompt to respond to questions and were helpful and friendly. Being an historic building, there are some factors to keep in mind - you need to walk a short distance from the nearest vehicle-accessible road to reach the building, and the building has some steep steps to climb to reach the rooms. There was also some noise from outside, and the room could be a bit cold at night (though plenty of warm bedsheets were provided.) These aren't negatives, being an historic building, but are things to be aware of, depending on how much luggage you are traveling with, and whether you have mobility limitations.

Be careful, because the manager pretends it's not his hotel or that we're making it up. It's a strategy given the number of bad reviews. Bad experience at the hotel. We stayed for two days and they didn't change the sheets or provide new towels. The bathroom flooded and there was no hot water for two people to shower. So I had to use cold water as best I could and caught a cold. The room is large, but there's no bathroom facilities. It's just empty space and a bed in the back... it's not that nice, and the service is terrible. We told them the hot water wasn't working, and they said it was fine without checking. Disgraceful.

The hot water lasted 3 minutes!!! It's truly embarrassing. We arrived exhausted from the entire trip, and when all you want to do is take a warm shower and go to sleep, it turns out the hot water heater wasn't working. We had to shower with freezing water, and my husband got sick the next day because of this… The next day we tried to shower, and the water only lasted 3 minutes. I started looking around the entire floor and found out they had one hot water tank per floor… that means if your roommate gets up before you, they'll leave you without hot water… You ask the person in charge, and they say, "The water works as usual," so they know this problem is very common at their hotel. It's embarrassing that they call themselves "luxury." They don't come to clean your room or change your towels or anything. They don't even leave a note to let you know you want the room cleaned... the experience was the worst, the only good thing about it was the location. Not to mention the dampness in the room... the experience here was truly horrible.
