We are a Spanish couple and we were very comfortable here, both because of the proximity to Tiburtina station and because of the treatment and kindness of Mr. Marco, as he speaks Spanish and made things much easier for us to get around Rome and make good use of the limited time we had.

The property is a room (one of three available for rent) in the owner's apartment. The location is good, a short 7-10 minute walk from the metro and train stations, in a relatively quiet neighborhood. The owner is very friendly and helpful. The room itself is neat and tidy, with a pleasant garden outside. The breakfast, consisting of self-service items (cheese, cold cuts, jam, bread, fruit, yogurt, sweets, and a variety of hot drinks, including espresso coffee), is acceptable both in form and content. Everything would have been fine and deserved a very high rating if not for two minor issues. The minor issue was the shower head, which leaked in all directions (the rain shower head didn't work), which was very irritating, especially since replacing it would cost several euros. The second issue was the mattress, which was so dented and sunken that we rolled into the bed. Unfortunately, it caused me serious sleep problems and woke up several times during the night. This is the first time I've encountered such a worn-out mattress, and for me, it's the most important thing in a rented apartment. After a long day of sightseeing, you'd want to sleep in, but it's a nightmare. In short, if the owner had taken care of these two things, this apartment would be worth recommending. Unfortunately, I'd advise against it at this point.

The owner takes care of cleanliness, is very communicative and helpful. The room itself is neat, kept clean with a nice garden outside. Breakfasts in the form of products for self-use (cheese, cold cuts, jam, bread, fruit, yogurts, sweets and various hot drinks, including coffee from the coffee machine) are acceptable both in form and content. And everything would be fine and deserve a very high rating, if not for two shortcomings. The smaller one is the shower head that pours in all directions (the rain shower did not work), which was very irritating, especially since its replacement costs a few euros. The second is the mattress so crumpled and concave that we rolled into the middle of the bed. Unfortunately, because of it, I had serious problems sleeping, and I woke up several times at night. It's the first time I've seen such a worn-out mattress, and for me it's the most important thing in a rented apartment. After a whole day of sightseeing, you want to sleep, but here it's torture. To sum up, if the owner took care of these two elements, this apartment is worth recommending. Unfortunately, at the moment I rather advise against it.
