Walking
Start from the Hoboken Terminal. Exit the terminal and head towards the waterfront. Walk along the Hudson River waterfront walkway heading south. Continue walking until you reach the PATH station at 14th Street. Take the PATH train towards World Trade Center and get off at the 9th Street station in Manhattan. Exit the station and walk towards 6th Avenue. Turn left on 6th Avenue and walk north until you reach Broadway. Turn right on Broadway and walk until you reach 599 Broadway. The Ayer Building will be on your left.

From your location in Hoboken, walk to the nearest NJ Transit bus stop. Take the NJ Transit bus 126 or 87 towards New York City. Get off at the Port Authority Bus Terminal. From there, walk to the 42nd Street Subway Station and take the subway downtown on the 1, 2, or 3 line to the 14th Street station. Transfer to the L train towards Brooklyn and get off at the 1st Avenue station. Walk to 6th Avenue and turn left, then walk north to Broadway. Turn right on Broadway and continue until you reach 599 Broadway, where the Ayer Building is located.
